How long will this all take?

The need for Planning permission and/or Building Regulations approval can affect this timescale.
If an Ecology survey is required, your timescale could be affected.
Generally however, for an extension that requires Planning permission, the duration from instruction to have all permissions and approvals in place is usually around 3-4 months.
Do I need Planning permission and if so what is involved?
At the initial consultation stage we will discuss this with you and provide advice.
How does the Planning process work?
We will work with you to provide plans to meet your requirements. Once we have agreed our plans with you, we then submit and administer your planning application for you with your Local Authority.
For most Planning applications, once the application is submitted and then registered by the Local Authority it takes 8 weeks for a decision.
Your application will be published online and any comments made by neighbouring properties or statutory consultees are also published. The Planning Officer will review all comments near the end of the 8 week Planning process and if there are any issues or concerns, we then get contacted by the planning officer to discuss such issues.
We try to keep clients informed of news or progress on Planning applications as we hear from your allocated Planning Officer. We will work with your Planning Officer during the application process.
Do I need Building Regulations approval?
For almost all building projects, Building Regulations approval is required.
How does the Building Regulation process work?
We will work with you to provide plans to meet your requirements.
Once we have agreed our plans with you, we then submit and administer your Building Regulations application for you with your Local Authority or your chosen private Building Inspector.
Once the application is submitted, your builder can start work quite quickly. Your allocated Building Inspector will inspect all works completed by your builder to ensure that they are carried out in accordance with our plans.
What if I can’t get what I want?
We feel that it is morally important to provide honesty when we speak with potential clients.
If through our initial consultation we feel that there is only a slim chance of you gaining Planning permission or Building Regulation approval then we will discuss this with you.
